Ask These Questions Before Scheduling a Viewing

人在海外時，先請房仲確認下列六件事，減少不必要的奔波。

房東願意出租給退休／年長租客嗎？Is the landlord open to renting to an older tenant?房東對獨居或海外子女有哪些顧慮？Any concerns about living alone or family living overseas?需要保證人嗎？可提供在地緊急聯絡人嗎？Is a guarantor required? Can I provide a local emergency contact?月租之外，管理費、水電及其他費用怎麼算？What are the management fees, utilities and other charges?簽約費用與房仲服務費何時支付？What are the move-in costs and agent fees?可否先審閱租約的修繕、提前退租及續租條款？Can we review the repairs, early termination and renewal terms?

租金補貼提醒 / Rental subsidy: 符合資格的租客申請中央租補不需房東事先同意，租約不得禁止申請；但房東日後可能透過相關稅務資料得知，需留意續租風險。實際規定以當年度官方公告為準。

進出大樓 / Entrance and common areas

大樓入口、電梯前是否有台階？助行器或輪椅能通過嗎？Any steps at the entrance or elevator? Enough room for a walker or wheelchair?電梯是否正常？走廊照明、門禁和管理員聯絡方式清楚嗎？Does the elevator work? Are lighting, access and building contacts clear?

垃圾與資源回收 / Trash and recycling

有集中垃圾子母車、垃圾間或回收區嗎？開放時間為何？Is there a shared trash/recycling area or collection container? When is it available?如果沒有集中收集，垃圾車何時、在哪裡停？是否方便前往？If there is no shared collection, where/when does the garbage truck stop?

室內空間 / Inside the apartment

浴室止滑及淋浴區門檻是否合適？能放洗澡椅或加裝扶手嗎？Is the bathroom safe? Is there space for a shower chair or future grab bars?床邊是否有空間站起、移位，或供未來輪椅靠近？Is there room beside the bed for standing, transferring or wheelchair access?走道、門框及高低差是否影響助行器或輪椅通過？Are hallways, doors and floor levels accessible?未來若有同住照護者，是否有合適的起居與休息空間？Is there space for a live-in caregiver if ever needed?有漏水或霉味嗎？冷氣、熱水、爐具、插座能現場測試嗎？Any leaks or musty smells? Can appliances, hot water and outlets be tested?

周邊生活 / Neighborhood

實際走到超市、診所或公車站，確認路面、坡度與夜間照明。Walk to local shops, a clinic or transit to check sidewalks, slopes and lighting.

看屋技巧：有問題的設備，取得同意後可以拍照，並請房東或房仲以書面或訊息確認修繕。
With permission, photograph defects and confirm repairs in writing.

簽約前的最後確認

Before Signing or Paying

確認出租人有權出租，並核對付款對象及帳戶。Verify the landlord’s authority and payment details.確認押金不得超過兩個月租金；記錄租金與其他費用。Check the two-month deposit limit and all charges.了解提前退租、續租與通知期限。Review early termination, renewal and notice periods.拍照記錄屋況及修繕責任，並取得書面確認。Document property condition and repair responsibilities.保留租約、收據、匯款紀錄與交屋照片。Keep the lease, receipts, transfer records and handover photos.避免為了說服房東就預付半年或一年租金。Be cautious about paying six or twelve months of rent upfront.

在地協助安排 / Local contact

可以先與親友或在地服務窗口討論緊急聯絡、生活帳單與修繕聯繫由誰處理。緊急聯絡人不等於租約保證人，也不代表 24 小時救援。
